About Horizon 1031

Securitized 1031 exchange, built around the client

We focus on one corner of real estate investing — the securitized side of the 1031 exchange — and go deep, so every client gets an advisor who has seen their situation before.

What we do

One focus, held to a high bar

Horizon 1031 was built around a single premise: that a real estate owner facing a 1031 exchange deserves an advisor whose only job is that exchange — not a generalist brokerage treating it as one product among many.

Every client works directly with an advisor who understands both sides of the transaction: the tax mechanics that make a 1031 exchange valuable, and the securities structure — the DST — that lets an owner complete one passively. We coordinate with your CPA and attorney rather than working around them, because the exchange only works if the tax position does too.

We are independent of any single sponsor. That matters: our job is to find the DST that fits your exchange, not to place capital into whichever offering pays us the most.

How we work

The principles behind every client relationship

Independence from sponsors

We're not tied to a proprietary DST program. Every offering we bring forward has to earn its place against the rest of the marketplace, for your specific exchange.

Plain explanation of trade-offs

A DST isn't the right fit for every exchange. We walk through the illiquidity, the loss of control, and the fee structure before you ever identify a property — not after.

Coordination, not competition

Your CPA and attorney stay in the loop throughout. We see our role as making their job easier, not working around the professionals you already trust.

Diligence before presentation

Nothing reaches a client conversation until it has passed the same multi-layer review — sponsor, legal, research, and broker-dealer — described on our Investment Opportunities page.

Your exchange team

Every client is supported by three areas of expertise

Rather than a single generalist, each exchange is staffed by advisors covering the tax, transaction, and structuring sides of the deal.

1031 exchange advisor

Owns the timeline — from relinquished-property close through identification and final closing — and keeps every deadline in Section 1031 in view.

Tax & structuring specialist

Works alongside your CPA to confirm a DST fits your basis, debt replacement needs, and overall tax position before any property is identified.

Transaction coordinator

Manages subscription paperwork, custodian requirements, and closing logistics so the exchange stays inside its 45- and 180-day windows.

Start with a conversation

There's no cost and no obligation to talk through your exchange. We'll tell you plainly whether a DST fits, and why — even when the answer is no.
